Purpose of A Design Review

As stated in the Design Guidelines, Rules and Regulations, approval is required for all exterior improvements to your home (fence, deck, hot tub, landscaping, paint colors, etc.) before the change is made.  It is imperative the process be followed to ensure and promote design excellence in your neighborhood.  Violations of the Design Guidelines will be subject to fines as outlined in the attached Resolution.

The Design Review Process

The Design Review Board (DRB) must approve all landscaping plans, fence plans, and any exterior changes or improvements to the property prior to installation. The process begins by submitting an application to the Design Review Board, which then holds a review session and notifies you of its decision within 30 days of submittal.  In the event an application is denied the homeowner is required to make modifications and resubmit which can take another 30 days.

Submit an Application

Design Review applications and instructions can be obtained from The Farm website at http://www.thefarmhoa.com/ or from Hammersmith Management.  Please submit your application to Hammersmith Management, who then forwards it to the Design Review Board.  For the best results, follow these steps:

1.      Obtain a Design Review Application for improvements from The Farm website or Hammersmith Management.
2.      Please review the Design Guidelines closely and be sure your plan meets the requirements. Ensure that your plan is detailed, including pictures, drawings, measurements, materials and color samples. If it is for landscaping, label trees and shrubs on a plat of your lot so the DRB can see the overall impact of the improvement.
3.      Submit the application, detailed plans, and payment (if applicable) to Hammersmith Management, Inc., 5619 DTC Parkway Suite 900, Greenwood Village, CO 80111, 303-980-0700.  Hammersmith will forward all applications to the DRB.
4.      Within 30 days of your submittal date (the date Hammersmith receives the application), you will be notified of the DRB’s decision.  However, if your plans are denied, you must resubmit your application with the indicated revisions until you are approved.
5.      Upon approval, you may proceed with making the indicated improvement with any required conditions by the specified completion date.
